You bought a home, not a rental property. Then life changed.

Maybe you received military orders, accepted a Foreign Service assignment overseas, relocated for work, inherited a property, or decided that selling your home in the current market wasn’t the right move.

Suddenly, you’re a landlord.

That makes you an accidental landlord, and it’s a particularly familiar situation here in Northern Virginia, where government, military, and Foreign Service relocations regularly take homeowners away from the area.

The transition involves more than finding someone to rent your home. Becoming a landlord brings new responsibilities involving leases, tenant rights, insurance, maintenance, property finances, and Virginia rental requirements.

And when the property is still the home you’re emotionally attached to, particularly one you may eventually return to, separating homeowner decisions from landlord decisions can be challenging.

The good news is that an unexpected rental can still become a successful long-term investment when it’s approached with the right preparation and professional support.

At WJD, we’ve been helping Northern Virginia homeowners navigate that transition since 1983, including owners managing their homes from thousands of miles away.

You may have become a landlord by accident. Managing your property successfully doesn’t have to be left to chance.

This Labor Day weekend, we’re recognizing the work that goes into building, maintaining, and caring for the places we call home.

Homeownership comes with its own kind of commitment. From keeping up with routine maintenance to making thoughtful improvements and protecting a property for the long term, homeowners put considerable time, care, and resources into their homes.

For rental property owners, especially those serving or working far from Northern Virginia, that responsibility doesn’t disappear when you move away. It simply requires a trusted team at home to help carry it forward.

At WJD, we’re proud to support the homeowners who work hard to care for their investments and the professionals whose work helps us care for those properties every day.

Wishing our clients, partners, team members, and Northern Virginia community a safe and restful Labor Day weekend.

Thinking about turning your home into a rental property?

Before focusing on how much rent it could generate, take a closer look at whether you're financially prepared for the responsibilities that come with being a landlord.

Rental income is only one side of the equation. Property owners also need to plan for ongoing expenses and the unexpected.

Can you comfortably cover the mortgage during a vacancy? Do you have reserves available if the HVAC system needs to be replaced or an urgent repair arises? Have you accounted for property taxes, landlord insurance, maintenance, and other recurring costs?

A strong financial foundation can make the difference between feeling pressured by every unexpected expense and managing your rental with a long-term perspective.

✔️ Maintain funds for unexpected repairs
✔️ Prepare financially for periods of vacancy
✔️ Account for taxes, insurance, mortgage, and maintenance
✔️ Evaluate the complete financial picture, not just projected rent

Becoming a landlord can create valuable long-term opportunities, but preparation should come before the first tenant moves in.

Should you leave utilities on when your rental property is vacant?

In most cases, yes.

It may be tempting to shut everything off while you're waiting for a new tenant, but keeping essential utilities active can help protect the property and keep it ready for showings.

Electricity and climate control help maintain appropriate indoor conditions and keep essential systems operating. Water and other necessary services also allow the property to be properly maintained and prepared between tenants.

Keeping utilities active also means prospective renters can view the home under normal living conditions, rather than walking through a dark, uncomfortable property.

✔️ Helps protect against preventable damage
✔️ Keeps the home comfortable and show-ready
✔️ Allows essential systems to remain operational
✔️ Supports maintenance and turnover work between tenants

Utility expenses during a vacancy may also be deductible in certain circumstances, so property owners should consult their tax professional about their specific situation.

A vacant property still needs active management. Small preventative decisions now can help avoid much larger expenses later.

How do you know your rental property is being properly cared for when you’re not there to see it?

At WJD, inspections aren’t limited to move-in and move-out. We maintain a documented record of your property’s condition throughout the tenancy.

Before a tenant takes occupancy, we prepare an extensive report noting the interior and exterior condition of your home. Comprehensive interim inspections are then conducted during the tenancy, with reports and photos posted online for your review.

After the tenants vacate, we complete a final inspection to document the property’s condition once again.

✔️ Detailed pre-occupancy condition report
✔️ Comprehensive interim inspections with photos
✔️ Final inspection after move-out
✔️ Ongoing documentation throughout the tenancy

For homeowners living overseas or simply unable to check on their rental regularly, that ongoing oversight provides an important connection to what’s happening at the property.

Should you create an LLC for your rental property?

It’s a question many landlords ask, and the answer isn’t always straightforward.

An LLC may help separate personal assets from those associated with your rental property, limit certain liability exposure, and provide flexibility as your investment portfolio grows. But there are also costs, financing considerations, and administrative responsibilities to weigh before making the change.

The important thing is understanding what an LLC could mean for your specific situation rather than assuming it’s automatically the right choice.

In our latest guide, we break down:

✔️ How an LLC works for rental property owners
✔️ Potential liability and asset protection benefits
✔️ Costs and financing considerations
✔️ What landlords should consider before forming one

If you own a rental property in Northern Virginia, understanding your options now can help you make more informed decisions about how you protect and manage your investment over the long term.

Not all property management companies offer the same level of experience, systems, or oversight. So how do you know who you can trust with your rental?

Before hiring a property manager, look beyond the monthly management fee. Verify that the company holds an active Virginia real estate license, carries appropriate insurance, understands Virginia landlord-tenant law, and has substantial experience managing residential rental properties.

Then ask about the day-to-day details.

How are maintenance requests handled? Who manages the accounting? How often will you hear from the team? What happens when there's an emergency, tenant dispute, or lease violation?

Those questions may not seem urgent when everything is going smoothly. They're much more important when something unexpected happens.

At WJD, decades of Northern Virginia residential property management experience are supported by established systems for leasing, maintenance, inspections, accounting, and owner communication.

Choosing a property manager isn't simply about finding someone to collect the rent. It's about choosing the team you'll rely on when your property needs them most.

Northern Virginia isn’t one rental market. It’s dozens of distinct communities, each with its own pricing, demand, tenant expectations, and leasing patterns.

A three-bedroom colonial in McLean shouldn’t be approached the same way as a townhouse in Ashburn or a condo in Alexandria. Understanding those differences can influence everything from how you price your home to when you list it and which improvements are actually worth making.

That’s where local experience matters.

WJD has spent decades managing residential properties throughout Northern Virginia. That experience gives our team the neighborhood-level knowledge to make informed decisions about your rental, while staying current on the Virginia landlord-tenant requirements that affect it.

And when you’re living overseas, local expertise becomes even more important. You need someone on the ground who understands your market, can respond when something needs attention, and makes decisions with the long-term protection of your investment in mind.
