🍂 Northern Virginia’s fall real estate market is looking a little different this year.

Inventory has climbed to about 2.45 months, the highest level we’ve seen in years, while August saw the first year-over-year decline in home sales since November 2025.

What does that mean for buyers and sellers? More choices and negotiating room for buyers, but a greater need for sellers to get the pricing and presentation right from the start.
I break down what’s happening in the market, where mortgage rates fit into the picture, and what I’ll be watching as we head into the fall.
