Picture this... It's me, knocking on your door to come and chat about listing your home.

These meetings are never one-size-fits-all but there are a few elements that I always include

1) Listen and listen good

So often, agents will come in and start rattling off all the things they can do to get your home sold. Instead, I think it's most important to hear from the seller first - to learn what's most important to them, to hear about the home, and understand their goals for the sale.

2) Explore the home

With a walkthrough of your home, I begin to understand what you love about it, its unique features, and its selling potential.

3) Market data & suggestions

I'll take the information shared in our first meeting and get to work on gathering information. I'll compile market trends and recent sales to provide you the latest information on your home’s value. I'll also provide suggestions (my pre-listing checklist!) that will help prepare your home for market.

4) The selling game plan

With the above in mind, we'll develop a strategic marketing plan to highlight your home’s strengths, price it right from the get-go, repair and stage as needed, grab high quality imagery and video, and ultimately attract the right buyers.

5) Your resource and advocate

Chances are, the home was strategically priced and followed one of these approaches - I'll let you guess which one!

1) Aspirational Pricing

This pricing strategy aims high; this works best for unique or high-demand homes. It's all about creating an exclusive vibe, but with this pricing, be aware that it might take a while to find the perfect buyer willing to meet your price.

2) Market Value Pricing

The Goldilocks approach — set the price just right based on what similar homes in your area are selling for. It's the sweet spot for attracting a wide array of buyers and ensuring a fair, stable sale.

3) Below-Market Pricing

Need to sell quickly? Pricing your property under the market can speed things up by drawing in lots of interest and possibly multiple offers. (It's likely your neighbor went with this approach!)

Here's how it works:

I love what real estate can do for a person & family's life. It can set you up for generations, and raise your net worth. It can afford you to change your lifestyle, travel more, or put your kids in better schools.

The riskiest thing about a real estate investing?

It's the possibility that it flops.

Over the years, I've witnessed several successful real estate investors in our city.

Here's what they mastered before signing on the dotted line:

1) Know your borrowing options
Work with a lender who specializes in investment properties & understand the loans available to you.

For example: A hard money loan is best for investors needing quick funds for short-term projects. Beware though, these loans are a higher-interest option.

2) Know the loopholes & tax implications
Profits from homes flipped within a year are taxed as ordinary income, which could be as high as 37% depending on your tax bracket.

However, if you hold the property for more than a year, the profits may be taxed as long-term capital gains, which is typically lower (0%, 15%, or 20%). Lean on a tax professional here!

3) Work with an experienced agent
An agent with investment experience can help you locate off-market & well priced opportunities.

Plus, depending on the agent, they can help you assess the deal for profitability and share their rolodex of local contractors.
