On February 8th, 2026 over 68,000 people are going to fill Levi’s Stadium in Santa Clara to watch one of the most anticipated games of the year. In the last 12 months, my ads have been seen over 941,000 times. That is enough to fill Levi’s Stadium 13 times over.

I take my marketing seriously. Because I want to make sure that my sellers’ homes are seen by as many potential buyers as possible. I can confidently say we reach as many people as those who watched the LIX in person.

And even though The Commanders will not be playing, I know that my family is still going to turn on the TV that Sunday to sit and watch it.

Fun Fact: There are roughly 35,000 total plays made in an entire NFL season (There are 272 games per season, with an average of 130 plays per game.) That is also less than the number of plays my listing tours get. Don’t believe me, I'll share a video down in the comments and you can see for yourself. 😉

Imagine heading out into a snowstorm with just your shorts on. Yeah...not the best idea!

Trying to navigate the real estate market without a qualified agent is like being out in the cold without the proper winter attire. You are leaving yourself exposed to potential hazards.

Just like a nice warm pair of gloves safeguards you from frostbite, an experienced agent safeguards you from potential legal issues, paperwork errors, and complicated negotiation processes.

The weather might be freezing outside, but the market is starting to heat up!

Sometimes, I wish helping people buy and sell were like those Hallmark movies you see around Christmas time. Everything would be perfect and predictable.

There would be no uncertainty. You'd know there is always a happy ending. The homebuyer would have an 800 credit score. They’re moving from a big city to a charming small town. The home is vacant and there are no issues with moving deadlines. The buyer has plenty of savings, almost zero debt, and they're working in a high paying job that they love. The house is in perfect condition (and the inspection is so flawless the home inspector is finished in just 20 minutes). The seller's agent calls me a few days before closing, not panicked or angry... but simply to tell me they appreciate my hard work and love my haircut.

The loan officer rents one of those planes that spell messages in the sky with white smoke. The message they spell out above our office in the morning sky says CLEAR TO CLOSE MATT, WE LOVE YOU. As the plane flies away, a beautiful gift-wrapped box parachutes down to Earth and lands on my doorstep. I open it up, and it's a platter of fresh tacos. They're still warm! Wow, the loan officer really loves me. We close in less than a week and everyone is happy. The Commanders win the Super Bowl.

Like Hallmark movies, this is completely unrealistic. Random things almost always go wrong. That's why you need an EXPERT real estate agent to guide you through the process.

I think we could all use a little more holiday cheer! So, I decided to phone a friend. 🎅🏻

After much convincing, Santa Claus has decided to write personalized letters to the kids here in the Fairfax County area. 📜

If my mom or dad were selling their house in 2025, here’s the honest advice I would give them.

Buyers are expecting perfection. When a buyer walks into a home, they want to see minimal maintenance. What this really means is they want to hear the words "fresh paint," they want to see the holes in the wall filled in, and that flooring that has scratches, or the carpet that smells like p*e to be replaced. They don’t want to move in and have a project on their hands - they want to enjoy it the moment they sign the papers.

And honestly? I don't blame them. When interest rates are a bit higher than they were a few years ago (AKA: their monthly payment is higher) people want to feel like they are getting a good value when they move in.

I'm seeing not only nationwide, but especially here in Fairfax County, that buyers are negotiating for more things to be completed, too. Did you know that inspectors recommend new paint every 5-7 years for best care? And if your roof hasn't been replaced in 15 years, the new buyer's insurance may not fully cover it. That's a BIG deal!

I'm sure you've heard the phrase, "first impressions are everything." And it's true! If you follow the instructions I tell you for how to make your home look photo ready, it'll show well! I personally spend over $1,000 on professional photography, videography, and social media advertising for each listing to make sure we attract the right buyers online. If the photos and video aren't attracting views, then we are already losing.

Here's another big one.... If they schedule an appointment to view your home and it doesn’t work with your schedule, you're given one option: MAKE IT WORK! If you miss them on their first appointment, you might not get a 2nd chance. There is plenty of inventory on the market for them to look elsewhere. Some buyers are in town for the day, are looking at multiple homes in one day, and are only deciding from the few they look at. It might not be convenient for you, but make it convenient for them! It might be the difference maker in a contract or not.

And lastly, don’t be greedy. I highly recommend listing your home below market value. If homes in your area are selling for $625,000 and you think yours is way better with all of the upgrades you have, price it at $625,000. You might think I'm crazy for saying that, but here's why: homes are sitting longer (90ish days is the average). You don't want your home to sit on the market with no appointments. Set yourself up for success and list below market value so that you can position yourself for multiple offers. I'm seeing many homes go under contract in the first week if it's priced to sell.

I'm a realtor here in Fairfax County. Sometimes people don't hire me because I'll tell them the honest truth. What I've written above is the honest truth - it's the advice I'd tell MY parents.

Now that Labor Day has passed, it's officially fall. And with that, plenty of fun fall-related activities to enjoy with friends and family!🍁 If you recently moved here and plan to visit some local farms and local events, here is a whole list that I'd recommend!

1. City of Fairfax 49th Annual Fall Festival | Oct. 11th, 10am - 5pm. at Downtown Fairfax, 10415 North Street.

What started out as a small market for artisans to display their wares has grown to a festival with more than 400+ arts, crafts, information, food & gourmet food vendors, children’s activities, multiple stages of music and entertainment for all ages.

2. Cox Farms VA Fall Festival | September 27 Thru November 5, 10am - 5/6pm (open hours/dates subject to change so check their website)

For years, the biggest fall festival in Northern VA is packed with slides, rope swings, hayrides, a corn maze, and more family fun. From their world-famous hayride to our corny Cornundrum and giant slides, Cox Farms has something for the whole family. Fields of Fear is open 7:30pm - 11pm on Fridays and Saturdays in Sept-Nov.

3. Air & Scare at National Air and Space Museum, Smithsonian Institution(Chantilly, VA) | October 25 | 10am - 3pm

Their annual Halloween event at the Steven F. Udvar-Hazy Center to explore the spooky side of air and space. This event will take place both inside and outside the Udvar-Hazy Center. Free tickets will be required to attend the outdoor portion of Air & Scare. These go quick so you will want to sign up to get tickets when they are released. The indoor portion of the event is not ticketed and will feature tons of fun family activities including trick-or-treating opportunities. Parking $15

4. Clifton Day Festival | October 12 | 9am - 5pm | Free

This quaint town celebrates the beauty and charm. Join in experiencing in the magic of their 57th Arts and Crafts Festival. Lots of Food, Live Music, Shopping, Kids Activities (including pony rides). Clifton Day is family-friendly. Ride the VRE train and disembark into the middle of the festival.

5. Fall Fun Fest at Reston Farm Garden Market | Weekends September 27-October 27 | 10am-5pm

Enjoy the full Fall Festival experience and take home some of the best that fall offers, whether that's a perfect pumpkin, a beautiful plant, or Apple Cider Donuts. They will have: 5 BIG inflatables, Petting zoo & farm animals, Inflatable connect 4 basketball, 4-wall ball mazes, Train ride – loops twice around the market, Pumpkins of ALL sizes, Market goods – honey, plants, gardening goods, Face painting, balloons, and balloon art are available for an extra fee, Food options: donuts, apple cider, snacks, food trucks, market produce, and pumpkins available to purchase, Leo’s food truck is available for purchase, Cute photo ops, and Spookley the Square Pumpkin story walk by the petting zoo
