✨ Try negotiating a soft exit with your landlord—especially if your rent is under market value, it could benefit both of you.
✨ Expect a little overlap between leases (and honestly, it can be a blessing for moving, painting, or updates)
✨ If you’re planning to buy soon, aim for a shorter lease—consider month-to-month or shorter terms
💡 Also, most people don’t realize: in California, landlords can’t collect rent from two tenants at the same time—so there may be more flexibility than you think

Bottom line: if you’re even thinking about buying in the next 6–12 months, it’s time to start planning.

Even after representing over a hundred homebuyers, one property threw me three challenges I had never encountered before. 😅🏡

1st: No crawlspace access.
That meant no way to check under the house for termites, plumbing leaks, or foundation issues. 🛠️
We negotiated with the seller to allow the floor to be cut so an access point could be added and inspectors could do their job properly.

2nd: No way to access the sewer line. 🚰
The plumber couldn’t get a camera down the line because the angle was too steep. With time constraints and permits not being an option, we negotiated a credit from the seller so the buyer could handle inspection and installation after closing — understanding the risk involved.

3rd: An estoppel issue. 📄
The tenants reported incorrect rent and security deposit amounts, which caused the title company to over-credit the homebuyer at the close of escrow.
Proof was supplied, and since we were all acting in good faith, were able to resolve it after escrow closed. This time with accurate documentation. 🤝

Real estate isn’t always smooth — but experience, problem-solving, and persistence make all the difference. ✨

Here’s how it came together

• 17 Days on the market
• 4 offers
• 2 offered to pay in full, in Cash
• 2 included a mortgage
• 3 were equal or above the list price of $915,000

Here’s what was different

Neither of the 2 cash offers prevailed.
Most owners love cash offers because they offer certainty. 1 of the 2 did, but the price meant she couldn’t afford the new property she wanted to purchase. The other cash offer came with a full slate of contingencies.

Contingencies => buyers can renegotiate the terms or cancel, leaving the owner in limbo.

The owner’s goal was to secure her own replacement property, in a competitive market.

In order to compete, she needed 3 things.

• To offer a competitive price
• To waive contingencies herself
• To demonstrate the offer on her departing residence was solid, with little or no contingencies

The prevailing homebuyers worked with their agent to structure an offer that aligned with the owners needs, as well as their own.
