Condo buyers & sellers: This one matters. 🏢

New conventional condo financing rules took effect August 3, 2026, and another major reserve requirement is coming in January 2027.

The big takeaway? Lenders are taking an even closer look at the financial health of the entire condo association, not just the individual buyer or unit.

For buyers, this could mean more due diligence and potential financing delays. For sellers, an association with weak reserves, insurance issues or deferred maintenance could affect how easily a buyer can finance the purchase.

There are also some changes that could benefit investor-heavy communities.
