🏡 SELLER CASE STUDY | Vienna, VA

Sometimes preparing a home for sale isn’t about doing everything, it’s about figuring out which updates are actually worth doing.

Our clients had lived in this Vienna home before renting it for several years, and when it came time to sell, there were quite a few projects they could have taken on. We worked together to look at the options, gather quotes, and decide where it made sense to spend and where it didn’t.

We ultimately kept the prep pretty simple: fresh paint, new carpet, some deck work, power washing and landscaping, along with smaller updates like new door hardware, switch and outlet covers, and a few light fixtures.

Nothing over the top. Just thoughtful updates to help the home show its best without unnecessarily overspending.

Once we were under contract, there were plenty of questions and decisions along the way, too. We talked through each one, weighed what mattered and what didn’t, and kept moving toward closing.

Every house — and every seller — is a little different. This one was a good reminder that sometimes the best pre-sale plan isn’t the biggest renovation list. It’s simply making thoughtful decisions about where your money will go the furthest.

🏡 Case Study: Long-Distance Seller, Tenant-Occupied Condo, and a Hands-On Approach

This condo came to us through another referral, and it was another reminder that every transaction has a story.

The owner lived out of state, and his mother in North Carolina was helping manage the sale. To add another layer, the property was tenant occupied, which meant every repair, update, showing, and decision required careful coordination.

Since there wasn't a homeowner nearby, we stepped in to handle the countless details, from coordinating vendors, facilitating updates, communicating with the tenant, scheduling showings, and making sure the property was always ready for the next buyer.

A couple of months ago, we shared the sale of a home that generated 7 offers and sold well over asking price.
