📉 WHAT’S REALLY KEEPING MORTGAGE RATES HIGHER THAN THEY SHOULD BE — WHEN THEY COULD ALREADY BE CLOSER TO 5.85%? 👇

It’s not just the 10-year Treasury yield that matters. The “spread” — the gap between mortgage rates and that yield — is finally starting to normalize after being unusually wide the past several years.

TO PUT THAT IN PERSPECTIVE:
📊 The 10-year Treasury yield is about 4.09%, but mortgage rates are around 6.36% — a 2.27% spread.

Historically, that spread averages closer to 1.76%, WHICH WOULD PUT RATES NEAR 5.85% if the market were back to normal levels.

Over the past couple of years, that gap has already been NARROWING. It averaged about 2.76% two years ago and is now down to 2.25%, steadily trending toward the historical norm.

That’s a positive sign for both buyers and sellers, suggesting rates could continue easing as confidence builds and volatility fades.

👉 HERE IN NORTHERN VIRGINIA — a region deeply connected to the federal government — we’re already feeling the effects of the current shutdown. Investor confidence has wobbled, and that makes the spread more volatile.

But when the shutdown resolves, the same forces that normally narrow that spread are likely to help ease mortgage rates again.

That difference matters — and it’s one reason experts, including analysts from the Wall Street Journal, Mortgage News Daily, and KCM, see room for mortgage rates to ease as the market regains confidence.

Every time I see a full moon, I think of my kids and all the full moons we pointed out to them when they were little. I like to think that no matter where we are or how far apart, we’re all looking at the same moon. 💛

What an amazing three-day getaway to Luray, VA with my sisters and our sweet dad — “Pops”! This was our very first daughter-daddy trip, and it certainly won’t be the last.

Our home base was the beautiful Piney Hill Bed & Breakfast, owned and operated by our childhood neighbor, Hank Overton — the perfect spot to relax and reconnect. We soaked in gorgeous 360° views of the Blue Ridge Mountains while chilling on the porch, took a peaceful stroll along the river after lunch downtown, enjoyed Hank’s top-notch breakfasts, and experienced the most breathtaking moonrise over the mountains I’ve ever seen.

We also spent a day touring Luray Caverns, made our way through a giant garden maze, tackled a ropes challenge course with a true sisters’ team effort, went out for a nice dinner, and wrapped up our trip with a hike on the Appalachian Trail.

The best part? Watching Dad enjoy it all! He truly savored each moment — and having that time together with him and my big sisters is something I’ll always treasure.
