Northern Virginia’s housing market continued to share several characteristics with the national market in August, including declining closed sales, modest year-over-year price growth, and unchanged days on market. However, the amount of available housing remained notably lower in Northern Virginia, even as local inventory grew at a faster rate than the national market.

“August’s numbers tell us that Northern Virginia is moving in the same general direction as the national housing market, but the local market continues to have its own dynamics,” said NVAR CEO Ryan McLaughlin. “Sales were down both locally and nationally, reflecting the continued challenges buyers and sellers face in today’s market. At the same time, Northern Virginia’s inventory story is more nuanced than simply saying there are more homes available. We are seeing meaningful growth in condos and townhomes, while the supply of detached homes has declined.”
