One thing buyers often overlook is aircraft noise.

In Northern Virginia, some neighborhoods are located beneath or near flight paths serving Reagan National Airport, Dulles International Airport, or other regional airports. A home may seem quiet during a midday showing but sound very different at other times.

That is why I encourage buyers to visit the neighborhood more than once. Spend time there in the morning, afternoon, evening, and if possible, on a weekend. Listen to the surroundings and consider how they fit your lifestyle.

Aircraft noise is not necessarily a deal breaker. Many homeowners are perfectly comfortable with it. The important thing is knowing what to expect before you make one of the biggest purchases of your life.

Buying smart means evaluating the neighborhood just as carefully as the home itself.
