Pricing of a home can go wrong by a seller. Sometimes they will price a home based on neighborhood average instead of looking at a home that's similar to their own. Sometimes they feel the updated features they have added will bring more value to their home. The only problem is that many buyers may not be interested in something you built personally for yourself.

One of the benefits of having a realtor is that they know what a home should look like when it's ready for showing. They will bring in a professional to make sure the home is "Show Ready". You would be surprised what it takes to make sure your home is ready to be put on the market. Most of the clutter will need to be removed. Sometimes you may have to take down pictures. You will be surprised how many people will turn away just by the look of a home.

Also be ready to leave the house during showings. Make sure your schedule is wide open so that everyone who is interested in your home can come and see it when they are ready. This is an important time for you because every viewing that is scheduled is critical. Things fall through the crack all the time so the more people that get to view the home the better chance of you finding someone who is qualified.
