Will we see home prices come down because of higher interest rates, or will prices stay steady due to most homeowners being locked into 30 year fixed rates during Covid? Only time will tell.

48% January had the highest seller concessions in the past 6 years. Buyers and sellers should adjust their strategies accordingly. Sellers may have to compromise more and buyers may explore being more assertive in getting a better deal. Mortgage rates are coming down but not nearly as fast as they shot up. While prices may also be coming down, its still not a sellers market. Buyers at this point should be trying to get lower prices and concessions(within reason). Sellers may be inclined to pay for rate buy downs as well just to ensure they sell their property within their set timeframe. Now that the craziness of the past years has calmed, its time for buyers to negotiate as much as they can.

Just 1 year ago, a home would have 20 offers the first week and be sold within 21 days. Nowadays the average time to sell a home is 69 days. Buyers are letting homes sit on the market for longer while hoping for price reductions or to underbid the asking price. Declining prices mean sellers are complying. Good time for buyers to be more aggressive.

To put things into perspective, it was 40% when the pandemic had just started and shutdowns began. Its 42% now which means buyers are gaining the advantage in todays market
