The public image versus the actual job could not be more different some days 😂

Touring pretty homes is genuinely one of my favorite parts of this job, but it's definitely not the whole story.

Most of my week is spent behind the scenes making sure everything runs smoothly for my customers, even when it doesn't look glamorous.

But hey, somebody's got to keep the group chats, the paperwork, and the Reels all moving at once 🙌

The asking price gets most of the attention, but the sold price tells us where buyers and sellers are actually meeting in the Solano County market 👀

Right now, homes are closing at approximately 100% of their asking price.

That doesn’t mean every home is selling for the same percentage. A home’s price, condition, location, and competition still make a difference. But it does give us helpful context for what’s happening across the local market.

The biggest takeaway?

Before you choose a list price or submit an offer, talk to your agent about what makes sense based on the home and current market. I run comps for both my buyers and sellers so that when it’s time to negotiate, we have the information we need to know where we stand!

Buying a home while working a packed, inflexible schedule is more common than people think.

And it changes how the process should go.

The first thing I do with buyers in this situation is get financing squared away early, so once the right home shows up, we're not scrambling on paperwork before we can even schedule a showing.

From there, we treat photos and virtual tours as a filter. If a home doesn't clear that bar online, it's not worth using one of your limited windows to see it in person.

And when we do tour, we batch showings back to back on the days you have available, instead of spacing them out and losing momentum in between.

Turns out gardening and real estate have more in common than I expected. 🌱🏡

Gardening has taught me to pay attention to the little things. What’s thriving, what needs more attention, what’s not working, and what might need a completely different approach. That same mindset comes in handy when I’m looking at a home and helping someone figure out what really matters.

It’s also made me pretty comfortable with the fact that things don’t always go according to plan. You notice something isn’t working, figure out what it needs, and adjust. 🌱

That comes in handy in real estate too. A house needs more preparation than expected, something comes up during an inspection, or a buyer changes what they’re looking for. You have to stay flexible, solve the problem in front of you, and keep moving.

And honestly, I like that both involve creating something that takes time. You put in the work, pay attention, make adjustments, and eventually get to see the result. 🌿
