Are you a landlord? Be aware of changes in laws that took effect in October 2023 and Jan. 1,2024. Ignorance of the law is no excuse for not applying it properly.
A law that took effect January 1, 2024 requires that landlords distribute information outlining certain tenant rights including protections from eviction for people 62 and older or people with long-term disabilities. The Department of Housing notification form is available online.
Several other landlord-tenant laws took effect last October including:
1. limiting the tenant screening fee to $50 per adult occupant
prohibiting additional application fees including move in, move out fees
2. providing the opportunity for a documented walk-though prior to occupancy
3. decreasing the amount of time to return a security deposit to 21 days
4. removing an exclusion in fair housing that would permit an owner-occupied landlord to discriminate based on sexual orientation
5. limits on late charges for overdue rent.
