Your approval number is a ceiling. It's not a target.

I've watched buyers stretch to the top of what the bank said they could handle and spend the next two years stressed about it. And I've watched others buy comfortably within their real number and actually enjoy their home from day one.

The difference isn't the house. It's the breathing room.

The latest numbers are in, and the Solano County real estate market continues to show steady activity across Vallejo, Fairfield, Benicia, and Vacaville this week. 📍 Vallejo continues to offer opportunities for buyers with a median list price of $565,000. Inventory has increased to 181 homes, while the Market Action Index sits at 44, slightly lower than last month’s 45. Median rent remains at $2,800.

📍 Fairfield remains active with a median list price of $680,000 and inventory rising to 178 homes. The Market Action Index holds steady at 44, reflecting consistent buyer demand. Median rent is approximately $2,950.

📍 Benicia continues to stand out with strong home values and a median list price of $844,475. The Market Action Index remains steady at 46, while inventory has increased to 40 homes. Median rent is approximately $2,950.

📍 Vacaville remains one of Solano County's most active markets with a median list price of $649,999. The Market Action Index continues to hold at 49, while inventory has decreased to 139 homes, reflecting ongoing buyer interest. Median rent remains around $2,950.

There's a difference between winning a house and overpaying for one.

Buyers who panic in competitive markets tend to blur that line. They overbid emotionally, waive things they shouldn't, and sometimes end up with a home that looked like a win at the offer and felt like a loss six months later.

The buyers I work with don't do that because we go in with a plan. We know the number we're willing to walk away from. We understand what the market is actually saying, not just what it feels like in the moment. And we structure offers strategically, not desperately.
