The average single family home in Fairfield sold for $707,793 in 2019. As of August 31, 2026, it is $1,426,858. That is 101.6% appreciation in seven years, with no down year in between. For a buyer who put 20% down in 2019, that is roughly $719,000 in equity created on about $141,000 of cash.

Three reasons it happened:

2019 was a bottom, not a baseline. That $707,793 was still 21% below where Fairfield was in 2007. A big chunk of this run was the market climbing back to where it should have been all along.

Hybrid work made the commute permanent. 2020 brought 1,089 sales, the highest in our twenty year record. What made it stick was that two or three days into the city is sustainable in a way that five days never was.

Supply never recovered. Fairfield is built out, and owners sitting on sub-3.5% mortgages have no financial reason to move. Sales have fallen from that 2020 peak to under 600 a year. That is a supply story, not a demand story.

Where we are now: appreciation has cooled to 4.1% year to date, and days on market moved from 28 to 32. But homes are selling at 104.1% of list price, the widest premium over asking in the entire twenty year dataset.

Slower is not softer. The market is rewarding accurate pricing and punishing aspirational pricing. That is a healthier place to be than 2021 was.
