I walked through a home Monday evening with a family getting ready for their next chapter: more space, a yard, the kind of neighborhood they picture raising their kids in for years to come. We timed the tour for evening on purpose, so we could actually see what the neighborhood feels like once the day winds down, not just how it photographs in afternoon light.

The house checked almost every box: layout, light, flow, all of it. But before writing an offer, my buyers paused. They wanted to understand the area dynamics first: the schools, the pace, the community, what everyday life there would really look like for their family, not just fall for the house and figure out the rest later.

I build that kind of pause into every deal, time to ask questions, explore the area, and feel sure before anyone talks about an offer. Give a neighborhood the same chance to win you over that the kitchen already gets in the first five minutes.

After a slower start to the spring market, Candlewood Lake is finding its rhythm.

May brought a welcome increase in activity, with 10 direct waterfront homes hitting the market and 3 properties closing during the month. The average sold price reached $3.4M, a strong indication that buyers continue to place significant value on prime shoreline property.

Think you missed the market because Memorial Day has come and gone? Not necessarily.

Some of the best buying decisions happen once people are out on the lake, experiencing the different communities firsthand and getting a feel for where they truly want to be. There are still opportunities to make this your lake season.
