A buyer's 1st impression matters. So it's wise to put your exterior cleanup at the top of your to-do list. In addition, check the condition of your gutters, doors, and stairs.

Consult with me prior to taking on any major exterior repairs, such as a new roof.

If you think it's impossible to buy a home because of too much 💳 credit card debt, I want to encourage you to do a little rethinking.

Why? Because it is VERY possible to buy a home with credit card debt as long as your debt-to-income ratio is less than 45%.

As part of the lending process, loan officers and their underwriting team check out your income as well as your debt to be sure you can afford to pay back the loan. If you feel your debt may exceed 45%, then let's come up with a plan to reduce it so you're prepared for homeownership when the time is right.

If your debt is below 45%, but you simply want to reduce it before buying, that's wise. Let's chat, however, about the specifics of your situation to determine if putting off homeownership is truly the best course of action.

Your credit has a HUGE effect on your overall buying experience. It will not only determine if you CAN buy, but it will also influence what type of loan you qualify for and the interest rate you'll pay

🦁 Set it and Forget It!
One of the best ways to save for closing costs and a down payment is to automate your savings. Ask your employer about having a specific amount put into a separate savings account; that way, it's done for you!

🦁 Get Pre-Approved!
Getting pre-approved lets you know upfront how much house you can afford. Knowing this will help you clearly define your goals. And it also lets sellers know you're serious when the time comes to make an offer on a home.
