🏡 SOUTH COAST MARKET UPDATE

Thinking about buying or selling? Here’s what’s happening right here on the South Coast.

📈 Home prices are still holding strong. Across Bristol County, the median sale price was about $558,000 for the three months ending August 2026, up roughly 1.5% from last year.

🏠 More homes are selling. August saw 463 sales, up 14.3% year-over-year, showing that buyers are still active even as we head into the fall market.

🔑 There are more choices for buyers. Active inventory has increased considerably. September data shows Bristol County listings up about 22% compared with a year ago.

💰 But well-priced homes are still competitive. About 50.5% of homes sold above asking price in August, and the average sale-to-list ratio was about 100.6%.

📍 South Coast markets vary dramatically. Current median listing prices are around $440K in New Bedford, $450K in Fall River, and $730K in Dartmouth, so knowing your specific town and neighborhood matters.

The takeaway? More inventory is giving buyers additional options, while sellers are still seeing strong prices. Whether you’re looking to BUY • SELL • INVEST, having the right strategy for your South Coast market makes all the difference.
