Nov 2024 Eastern Shore Home Sales
The Eastern Shore housing market remained lethargic in November, with pending sales indicating that little improvement is immediately around the corner.
Typically, this is the second busiest time of year in real estate, bested only by the spring selling seasons. But not this year.
Home sales in Spanish Fort, Daphne and Fairhope, fell 26% in a month. The number of homes going under contract dropped 14%.
On to the numbers:
Eastern Shore Single-Family Homes for sale:
606, down from 633 in early November, but up from 600 in early October.
Spanish Fort homes for sale: 109
Daphne homes for sale: 218
Fairhope homes for sale: 279
Pending sales:
Total: 204, down from 236 in early November and 226 in early October.
Spanish Fort: 45
Daphne: 84
Fairhope: 75
Closed sales for November 2024:
Total: 139, a big drop from 189 in October and 192 in September.
Average sales price: $456,067, down from $503,342 in October and $478,746 in September.
Median sales price: $376,900, down from $390,000 in October and $390,997 in September.
List-to-sale percentage: No change at 2.7%
Average days on market (from listing date to contract date): 66 days vs 63 days in October.
