What this means:
List prices rose a bit, but sold prices dropped sharply and homes took longer to sell. That usually points to a market where buyers are negotiating harder and sellers need to be very realistic on pricing and condition.

What this means:
Inventory is up and homes are taking longer to sell, but prices (especially at the top end) moved higher. Buyers are being choosy, and sellers still have strength if they price and present correctly.
