If you are purchasing property with cash, here are 3 reasons to get an appraisal.
1. An appraiser is a neutral party. Every appraiser must certify in their reports that they have no present or prospective interest in the property AND that they have no present of prospective interest or bias with respect to the participants in the transaction.
2. An appraisal will help you determine if you are overpaying for a property. One of the most common reasons this may occur is the square footage is overstated. During the past month, I have worked on appraisals of 3 different properties with the square footage incorrectly stated in the MLS. Many realtors do not measure their listings but rely on data from the Tax Assessor records or prior MLS entries. Of the three cases, I found errors in both the Tax Assessor data and prior MLS entries.
3. An appraiser will point out any possible issues with zoning. Every municipality has “non-conforming” properties. These are typically older dwellings that were in place prior to adoption of the current zoning regulations. In many cases, if a non-conforming property becomes over 50% damaged the owner will have to obtain approval from the municipality to rebuild.
For these reasons, I advise prospective buyers to NEVER submit a purchase agreement that is NOT contingent on appraisal.

I am back up and running. Does anybody know if there is power on at any condo towers in Orange Beach ? Specifically, Romar Towers, Romar Place, Phoenix 7 ?
