If you’ve ever hopped onto a real estate site like Zillow or Redfin without setting any filters, you know exactly how overwhelming it gets. Within seconds, you are looking at thousands of homes—ranging from studio condos to sprawling multi-million dollar estates—most of which have absolutely nothing to do with what you actually want or can afford.

Filtering your home search isn't just about ticking boxes; it's about protecting your time, your budget, and your sanity. Here is why it's a non-negotiable step in the house-hunting process:

1. It Keeps You Realistically Anchored to Your Budget

The biggest danger of an unfiltered search is "listing creep." It is incredibly easy to accidentally click on a gorgeous home that is $100,000 over your budget, fall completely in love with it, and suddenly find that every house in your actual price range looks disappointing. Cap your maximum price filter exactly where your pre-approval letter or monthly budget says it should be to avoid heartbreak.

2. You Can't Change a Home's Location

You can renovate a kitchen, paint the walls, and tear up ugly carpet—but you cannot move a house. Location is the one truly permanent feature of real estate. Filtering by specific neighborhoods, school districts, or proximity to your workplace ensures you don't waste time falling in love with a perfect house that comes with a nightmare 90-minute commute.

3. It Instantly Eliminates Dealbreakers

If you work from home full-time, a 1-bedroom condo isn't going to cut it. If you have three dogs, a HOA that bans large pets is an immediate "no." By filtering for your absolute baseline needs—like a minimum of 3 bedrooms, a dedicated garage, or specific lot sizes—you instantly filter out the noise and only look at viable options.

The Golden Rule of Filtering: Start strict, then loosen. Begin by filtering for your absolute dream scenario. If only two houses pop up, you can always go back and check the box for a smaller yard or remove the pool requirement to widen the net.

☺️Before sign on the line before buying in our coastal paradise, there are 3 things you need to know about Coastal Alabama weather — and why they probably won’t change your mind.

I work with buyers relocating to the Alabama Gulf Coast every year, and weather is almost always one of the first questions I get. So let’s talk about it honestly.
Humidity: Yes, summers here are hot and humid. If you’re coming from the Pacific Northwest or the Southwest, your first July might be a shock. But once you figure out the rhythm — early mornings on the water, afternoon pool time, evenings on a covered porch — it becomes part of the lifestyle rather than a barrier to it. Most homes in this area are designed with that in mind.

Tropical weather and hurricanes: We’re on the Gulf Coast, so storms are part of life. That said, Baldwin County communities are well-prepared. Many newer homes are built to Gold Fortified standards, impact-rated windows and storm panels are common, and longtime residents have solid storm plans in place well before hurricane season peaks. It’s not a reason to avoid this area — it’s something you plan for, like snow in other parts of the country.

Afternoon rain showers: Coastal Alabama gets warm-weather pop-up storms — quick, sometimes intense, and usually over within 30–45 minutes. They cool things down, clear the air, and frequently produce spectacular Gulf Coast sunsets. Once you’ve lived through a few, you stop worrying about them.

Thousands of families choose to make their home in Fairhope, Orange Beach, Gulf Shores, Daphne, Spanish Fort, and communities throughout Baldwin County every single year — knowing all of this — because the tradeoffs are genuinely worth it.

If you’re thinking about a move to the Alabama Gulf Coast, I’d love to have a real conversation about what life here looks like. I can tell you what different communities offer, what neighborhoods match your lifestyle, and what the buying process looks like from start to finish.

A lot of people who want to move are telling themselves the same thing: "Maybe I'll just wait until later this year."

But before you decide, make sure you understand what you could be giving up too. Because moving this Summer does have its advantages.

For buyers, it could give you more options in your price point. Historically, there are over 30% more fresh listings in the Summer compared to the rest of the year.

For sellers, it can mean a better sales price. Data shows, on average homes sell for 4% more in the typical Summer month compared to usual month in the Fall or Winter (when demand typically falls off).

The point isn't to rush into anything. It's just to make sure you have the full picture before deciding whether waiting is...

I’d love to help you buy or sell your home!

Home Prices Are Rising in 71% of Markets

Even though you may be hearing talk about prices crashing online, it’s not true nationally. While some areas are seeing slight declines, prices are still going up in 71% of markets. That means the majority are seeing prices rise, not fall. So, don’t believe everything you hear online. If you want the truth, lean on the pros.
