✔️ Despite the time of year, we are still seeing strong inventory (homes for sale).

✔️ Market time (days on market) increased however based on the time of year, it is in line with what we have seen in the past.

✔️ Homes are STILL selling for an AVERAGE of 99.95% of ORIGINAL list price (price at time of listing before price decreases).

➡️ Yes there are some homes that also sold for 70% of list original price and also for 110% of original list price, HOWEVER as in any market.

October's real estate numbers are in.

Here's a few of my takeaways: ⬇️

✔️ Inventory (number of homes for sale) continues to increase.

✔️ The average home sold for 100% of current list price HOWEVER the average home sold for 97.66% of the ORIGINAL list price.

➡️ What does that mean?

✔️ Price reductions are becoming far more common in the market.

✔️ More homes for sale, less homes selling and for a little less. Seems like there is a window of opportunity here for buyers.

➡️ As rates continue to trend down, more and more buyers will enter the market and as a result it will mean more competition.

✅ Want to save some money? Don't wait until spring to compete with everyone else.
