The worst real estate advice sounds right...until it costs you money.

I hear the same myths repeated all the time. From clients, from DMs, from people repeating something they read online without checking if it actually held up.

Some of these are harmless. Others have cost people tens of thousands or set their plans back by months.

I'd rather be the agent who gives you the honest answer now than the one who lets you learn it the hard way.

What every seller in Northeast Ohio needs to know before listing this summer.

The market is constantly shifting, and the sellers winning right now are the ones paying attention. Not to headlines or doom-scroll predictions, but to the real numbers happening in their own neighborhood.

The strategy that worked two years ago isn't the same strategy that's going to work this season.

Pricing, prep, and timing all carry more weight than they used to, and getting any one of those wrong can cost you real money on the back end.

This shouldn't scare anyone out of selling. It's meant to make sure that when you do, you're walking in with the full picture.

A few reasons living in Northeast Ohio right now is hitting different. 👉

There's something about the way this place shifts into summer that always catches me off guard. The pace picks up, the list of spots worth hitting gets longer, and the whole area feels like it's finally back in motion.

I've been making a real effort lately to actually slow down and enjoy what makes summer here so good.

The biggest “gotcha” I see when people move to Akron, Canton, Medina, or anywhere around Northeast Ohio is assuming the home price tells the whole story.

Northeast Ohio can absolutely be more affordable than a lot of the country, but “cheap” can disappear fast when you add in the stuff that doesn’t show up in the listing headline.

Property taxes can vary a lot from one city to the next, and sometimes even street to street. I’ve watched people compare two homes that are both, say, $400k, and the payment ends up looking totally different because the taxes aren’t even close.

Utilities matter too, especially in older homes or larger footprints. Layout, insulation, windows, furnace age, and whether you’re on public sewer or septic all impact monthly costs. It’s not about being scared of any of it. It’s about seeing it clearly before you commit.
