Not to be dramatic, but you might be a little scared to buy a house… but I promise, this is where the magic happens. 🏠✨

At 30, newly single, and coming off the pandemic as a teacher, I was terrified to do it alone. I worried I couldn’t afford the mortgage and doubted my ability to handle it solo. But I told myself: I’ll figure it out.

I spent months painting, hunting for Facebook Marketplace finds, and turning this house into my sanctuary. It was here that I learned that being alone isn’t scary—it’s empowering. I found my confidence, realized my own strength, and created a space to heal.

And the best part? It was in this season of independence that I met the man I’m marrying this year. 💍

As a realtor I’d tell a client to hide this immediately. As a mom? I’m never getting rid of it.

Welcome to my multiple part series of things in my house as a mom that just make sense for us, but if I were listing my house tomorrow it wouldn’t be there. This accent buffet table I bought years ago newly refinished by the sweetest retired teacher ever and I absolutely loved it. I originally bought it to hold my pet turtle I had as a classroom pet but he became a permanent fixture after Covid. Unfortunately Michelangelo is no longer with us so this table has been transitioned into our crafts and sensory play table as well as our office printer stand and family pictures. Is that what this table was intended for? No however it works for us. Don’t even get me started on the corner of toddler items that we have nowhere else to put like the back pack carrier and back pack storage.

If I were to list tomorrow this table would be transitioned back to its traditional use as an accent to complement the dining room creating a blank canvas for the next buyer to picture themselves in our home.

Welcome to my multiple part series of things in my house as a mom that just make sense for us, but if I were listing my house tomorrow it wouldn’t be there. This corner in my living room is such an eye sore but crucial to our daily function. These containers offer some organization, they are easy to reach for the boys and make clean up for them easy as well. They are not aesthetically pleasing to the eye but they work for us. The bucket to the left is a literal bathroom trash can that holds all of the kids outside toys like bubbles, footballs, baseball bats and a few other things. In this season of life we are really diving in to our toddlers independence.

If I were to list tomorrow this corner would not exist. Most likely all the kids toys would be in their rooms and we would get one activity container out at time to play with. If you want to see how untraditional our entire living room looks right now stay tuned for part three. You may be shocked.

If you are a family and thinking…

- I just found out I’m pregnant and we need another bedroom am I crazy for wanting to go through the buying and selling process?
- we bought this huge home and decided we are only having one child are we crazy to downsize?
- toddlers are so messy can we even sell a home during this season of life?
- my kids are almost school age and we want a better school system

Nobody is crazy here. Buying and selling real estate is a BIG decision that always happens during life changes which can be stressful. Here are some tips to help you along the way!

🚂 A 5-minute clean up basket : Have a bigger basket in the corner or closet of each room so if you are rushing out the door everyone can participate in a quick pick up by tossing everything into the baskets.

🧸 Reevaluate your kids toys : are there seasonal toys you can store away? Are there toys they don’t play with much anymore that can be donated? The toys that are the biggest mess and may take a lot of time to clean up might be something we want to store away for now. Keep it simple and create systems for play. This is a big teachable moment for kids. When you are done playing with one item you must put it away before getting out another item.

🛝 Create a list of fun things to do during showings : this time can be stressful for your kids too! Extra trips to the park, local ice cream dates, walks in new neighborhoods, or trails, dinners out all can be fun things to do while you’re out of the house.

🎒 Keep a bag packed by the door with snacks, tablets, and changes of clothes. When that last-minute showing request hits, you can grab the kids and the hide the “clutter bins,” hop in the car, and be gone in minutes without the panic

🏡 Last but not least have a strategic pricing strategy so your home is under contract in a week or less so you don’t have to live uncomfortably for long.

🏠 Let’s Talk “Point of Sale” (POS) Inspections!

If you’re diving into the real estate market, you might have heard the term POS Inspection tossed around. It sounds technical, but it’s actually one of the most important steps in ensuring a smooth hand-off of a home.

🧐 What exactly is a POS Inspection?
Unlike a private home inspection (which you hire for your own peace of mind), a Point of Sale Inspection is usually mandated by the local city or municipality.
The goal? To ensure the property meets local building and safety codes before the title is transferred to a new owner.

📋 What are they looking for?
Every city has its own checklist, but they generally focus on:
• Exterior Maintenance: Peeling paint, cracked sidewalks, or roof issues.
• Zoning Compliance: Ensuring that “extra bedroom” or “new deck” was actually permitted.
• Well & Septic: making sure the septic system is not causing a nuisance and the home has a clean water supply

💡 Why does it matter to you?
• When doing the point of sale during the transaction the buyer may work with the seller to complete tasks that come back however it can cause a delay in the closing process.
• Getting this done early prevents last-minute closing delays. If the city finds violations, you’ll usually need to fix them or place funds in escrow before the sale can go through.
• For Buyers: It provides an extra layer of protection, ensuring the home you’re buying meets the city’s minimum safety standards.

Pro-Tip: Not every city requires a POS inspection! Before you list or bid, check your local municipal website or shoot me a DM to see if your area has these requirements.

Unpopular opinion: Not every realtor wants to be a top producer.

I’m trading the “Hustle” for the “Heart.” 💚

The real estate world is obsessed with being #1. But you know what I want to be #1 at? Being present.

Being a “top producer” often means high hour work weeks, missed family dinners, and being tethered to a phone 24/7. I decided that I’d rather be a Top Tier agent for a few people than a Top Volume agent for the masses.
