Be honest. Do you automatically scroll past a home that’s been sitting on the market for a while?

Here’s some perspective from the latest data. In January, the average days to sell was 49 days in Northeast Ohio and 49 days in Summit County. That means longer market times are not a red flag. They are simply part of today’s market rhythm.
A home that’s been listed for a couple of months does not automatically mean something is wrong. It may have been priced a bit high, launched during heavier competition, or just didn’t stand out online right away.

What many buyers overlook is this. Sellers who have been on the market longer are often more open to real conversations, flexibility, and negotiation.

Before you scroll past, it may be worth taking a second look. Sometimes the best opportunities are the ones others skip too quickly.
