Hi Everyone!
I wanted to take a quick step back from the real estate and local content for a second and take a minute to re-introduce myself to everyone with a few fun facts!
✨I'm 32 years old and live in Bucks County with my husband and puppy and we're expecting our first baby this September! 🤰
✨I have a bachelor's and master's degree in Nutrition and Dietetics and worked in the field of Nutrition for 10 years before switching over to real estate - I still do nutrition consulting on the side.
✨My husband and I bought our first home in 2015. It was a total gut job and we spent about 6 months working nights and weekends on it ourselves to make it the beautiful home it is today. (this would have been much faster and easier if we hired someone but it turned out to be an incredibly rewarding experience)
✨We were able to leverage the equity we built in our home through renovating it to buy our first rental property and are currently working on renovating investment property #2!
✨One time, when I was a child, my grandfather took me to the zoo and I was peed on by a lion. 😳 - I had to throw something funny in there 😂
✨I'm an avid reader and usually fit in anywhere from 75-100 books a year! Don't believe me? Check out my other account for all the bookish content.

Is now a good time to buy a house?
Well, that depends. Buying home at any time can be challenging and wether it is the right time or not depends largely on your personal financial situation.

Things to consider in the current market:
✨Interest rates are increasing
✨It's likely home prices will continue to go up.
✨It's still a sellers market - there are less homes on the market than there are buyers looking for properties.
✨Home are selling quickly

🏡Why buying now is a good idea:
With home prices and interest rates expected to continue rising, if you get pre-approved soon, you can lock in interest rates before they go any higher. You can also get into a home before properties become more expensive.
If nothing else, it’s a good idea to do your research and look into it. After crunching the numbers, you may find that your mortgage payments would cost less than you’re currently paying in rent.

🏡 Why waiting may be a good idea:
Competition from this seller's market leads to high prices and stiff competition for home buyers. With the general shortage of available properties, some potential home buyers are forced to go above and beyond to obtain a home. By waiting to purchase a home, you may be able to enter the market when there are fewer buyers looking or more homes available - but there is no guarantee on when / if that will be.

🏡The Bottom Line: The best time to buy a home is up to you. There is no one right time to buy a home — the best time to buy a house will vary for every prospective buyer. It’s essential to consider your financial situation and understand how buying will impact your bottom line each month.
If you have money saved for a down payment and your estimated mortgage payment is the same or less than your monthly rent, buying now may be a good choice.

How amazing is this vintage real estate listing from August 16th, 1940 I came across on eBay?!
I looked up the home in Portland, OR and found it last sold for $485,000 in September 2021. Quite a jump for its 1940 list price of $3,750.
