A pre-approval tells you what a lender may be willing to loan you. It doesn’t know how much you spend on groceries, what your kids’ activities cost, how often you like to travel, or what monthly payment will actually let you sleep at night.

Pre-approval is still one of the BEST first steps when buying a home because it gives you a starting point and helps you shop with confidence.

Just remember:

When you’re scrolling through homes, it’s easy to focus on one number: **the asking price.** But your mortgage payment is affected by your interest rate, down payment, loan program, taxes, insurance and more.

That means two buyers purchasing the **exact same house at the exact same price** could have very different monthly payments. 👀

🏡 So instead of starting your home search with *“What price can I afford?”* try starting with:

💰 **“What monthly payment am I actually comfortable with?”**
