We got under 556 McBride Ave and it was one of the worst crawl spaces we've seen. The main structural support post was completely rotted through — you could push a screwdriver into it with no resistance. There was mold growing across the subfloor directly under the living space. And a full cinder block had fallen off the foundation wall and was just sitting on the ground.

The people in that house had no idea. This is why a home inspection isn't optional.

We pulled up to Glen Oaks Dr and found problems before we even got inside. The outdoor electrical box fell apart when we touched it. Exposed wires on the exterior of the house. The front door frame is pulling completely away from the siding — there's a visible gap running the whole length of it. And out back, the deck stairs have no risers at all. That's a liability waiting to happen.

pulled on a cabinet door and it came right off. not loose — off.

same house, the outlet in one of the rooms wasn't attached to anything. pulled the plate and the whole thing came out of the wall. and on the exterior, the mortar between the bricks around a window had deteriorated to the point where water is actively getting in.

three different systems. three different problems. one inspection.

we always say you never know what you're going to find. this one was a good reminder of why.

one house. exterior light fixture that was basically just hanging there. a window curtain hiding an outlet with live wiring tucked behind it — the tester lit up immediately. and in the basement, the water heater had clearly been leaking for a while. the floor told the whole story. someone had gotten to the pipes with duct tape at some point and called it a day.

none of it showed up in the listing photos. none of it would have been obvious on a walkthrough. all of it came out in the inspection.

We pulled up to this one expecting a pretty standard inspection. We did not leave disappointed.

Chimney mortar was completely gone — not patchy, gone. The siding up top was physically pulling away from the structure. And out back there's an old hand water pump that still works, except the water coming out of it was not a color we'd describe as "fine."

Buyer had no idea about any of it before we got there. That's not unusual — most of this stuff isn't visible unless you know what you're looking for.

If you're buying a home and your agent is telling you to waive the inspection to make your offer more competitive, get a second opinion. The inspection exists for a reason.
