Looking for something fun to do with the family this weekend? Head to Downtown Elizabethton for one of our area's favorite traditions — Covered Bridge Days!

There’s something happening all weekend long!

🎶 LIVE MUSIC & ENTERTAINMENT
Friday evening features Ralph Stanley II and the Clinch Mountain Boys at 6 PM followed by The Lonesome River Band at 8 PM.

Saturday brings music and entertainment throughout the day, with Exile taking the Main Stage at 8 PM, followed by a fireworks show around 9:45 PM! 🎆

Sunday's Main Stage entertainment includes Joyful Hearts and Brandon Heath.

You may have more retirement resources than you realize—and some of it could be sitting in your home.

For many longtime homeowners, their home represents one of their largest financial assets. If you've built substantial equity over the years, downsizing to a less expensive home could potentially free up some of that equity for other retirement priorities.

📚 Every home should have one room that makes you want to stay awhile.

At 54 Three Oaks Drive, I think this might be that room.

The library feels like a place where the rest of the world can wait.

I can imagine a quiet morning here with a cup of coffee and a favorite book. An afternoon curled up in a comfortable chair while the sunlight comes through the windows. Or an evening when the house is finally quiet and this becomes your place to unwind.

And maybe the shelves aren't filled with books at all.

Maybe they hold family photographs, pieces collected from years of traveling, or those little things that tell the story of a life well lived.

You’ve probably heard the term “fixed-rate mortgage,” but what does it actually mean for a homebuyer?

With a fixed-rate mortgage, your interest rate stays the same for the life of the loan, which means the principal-and-interest portion of your monthly payment remains consistent. That predictability can make budgeting for your new home a little easier.

💡 One important note: Your total monthly housing payment can still change over time if property taxes, homeowners insurance, or HOA costs change.

Real estate has a language all its own. My goal with Wisdom Wednesday is to make those terms easier to understand so you can feel more informed when it's time to buy or sell.

You found the one. You love the kitchen, the backyard is perfect, and you’re already imagining where the furniture will go.

Now comes the important part: writing an offer that makes sense for YOU.

A great offer is about much more than the price. Depending on the property and situation, several terms can make a difference:

💰 Purchase price — What are you comfortable paying based on the home and market?

🏦 Financing — The type of financing and terms can be an important part of an offer.

📋 Contingencies — Financing, appraisal, inspections, and other protections may need to be considered.

📅 Closing date — Sometimes a seller’s preferred timeline can be an important part of the negotiation.

🔎 Inspection terms — Think carefully about the protections you want while still creating an offer that works for your situation.

🤝 Seller priorities — Every seller is different. Understanding what matters to them can sometimes help structure an offer that works for both sides.

🏡 HONEY, I’M HOME.

There are houses you walk into and immediately start counting bedrooms, bathrooms and square footage.

And then there are houses that make you feel something.

That’s what happens to me every time I walk into 54 Three Oaks Drive in Bristol.

I imagine the sound of someone coming through the door at the end of a long day and calling out, “Honey, I’m home.”

I picture family gathering in the kitchen while dinner is being prepared. Someone pouring a glass of w**e. Laughter carrying from one room to another. A fire glowing in the stone fireplace on a cool Tennessee evening.

Then everyone eventually makes their way outside.

And that's where I think this home becomes even more special.

Under that incredible covered patio, dinner is cooking at the outdoor kitchen, the ceiling fans are turning overhead, and beyond it all is the privacy of 2.53 acres that can make you feel tucked away in the mountains—even though Bristol is just minutes away.

I can picture holidays here.

Birthdays.

Sunday dinners.

Quiet mornings on the porch.

Friends who come for dinner and somehow stay until midnight.
