What doesn’t:

Commute, schools, proximity to family, or convenience should be clear from the start so you’re not chasing every new listing.

2️⃣ Layout that works
Bedrooms, bathrooms, office space, and one floor versus two usually have a bigger impact on daily life than finishes.

3️⃣ Parking and storage
Driveway space, garage, closets, and pantry space may not be exciting, but they matter once you’re living there.

4️⃣ Condition you can handle
Know whether you want move-in ready, cosmetic updates, or a bigger project before you get too far into the search.

A lot of buyers get stuck before they even start because the numbers feel bigger than they actually are.

Myth 1
You need 20% down
Not always. Many loan programs allow much less depending on the loan type and buyer profile.

Myth 2
More down is always better
Sometimes it makes more sense to keep cash available for closing costs, repairs, moving, or reserves.

Myth 3
If you can’t save a large down payment, you’re not ready
That’s not necessarily true. There may be programs or financing options that put buying within reach sooner than expected.

Myth 4
The down payment is the only cost
You also need to plan for closing costs, inspections, appraisal, and prepaid items like taxes and insurance.
