What helps:

Overpricing usually leads to longer sitting (and later price drops).
✅ Great photos + a strong first impression
Buyers see your home online first, so bright, clean photos matter a lot.
✅ Simple prep
Decluttering, touch-up paint, deep cleaning, and light staging can make a huge difference.
✅ Real marketing
MLS matters, but so do social media, email, open houses, and agent outreach.
✅ Easy showing access
More showing opportunities = more buyer interest.
What doesn’t:
