Another weekend of offer deadlines. Had 4 homes in Vienna in the 1.2-1.5 range queued to see last Friday afternoon. 1 went under contract before we could tour, 2 others published offer deadlines now under contract. On the receiving end of a dozen notices from fellow relators with offer deadlines of other homes I'm tracking. I am seeing more inventory start to break...good news for buyers.

More signs of a strong seller's market. I lost out on an all cash offer of $925,000 submitted on a fairly dated but well kept $899,000 home in Vienna in the Langley school district. 8 other offers and went north of $970,000 with no contingencies.
I'm seeing homes in the $1m-$1.5m price range in Vienna listed as "coming soon" on a Monday with showings starting on Friday that are getting booked solid Friday...buyers not waiting until Sat. or the Sunday open house. And I'm seeing more offer deadlines published in listing remarks.

Despite what you maybe hearing or reading in the national media, remember real estate is a hyper local proposition. What I and my Redfin coworkers have been experiencing first hand in Northern Virginia in the last 30 days is buyers have returned to the market across many different price points, inventory is critically low keeping prices stable, if not high, and we're seeing multiple offers on homes that show well and are priced well. The sky is not falling here.
