Its Finally Here!

I am super excited for this project!

After 5 years of working in real estate as an agent, for a property manager, as an Airbnb business owner and as a landlord, I have put together everything I have learned about buying an owner occupant multi-family (2-4 units) into a 2 hour online course.

I am biased but I believe this is the best 50 dollars you will ever spend.

After numerous repairs, that never seemed to solve the problem, I decided it was time to replace the whole unit (furnace and condenser)

There were a couple of issues:

1) The unit was oversized so it kept overheating. From what I was told, for every 700 SF you need 1 ton for your furnace. So for this property (2000 SF) a 3 ton unit would work fine.

2) The ductwork was poorly designed so not enough return air was getting to the unit and that caused it to overheat. In the first photo they added a return grille to the unit to prevent this from happening again.

It was a huge expense, that will likely eat in to all my profits for 2021 on this property. On the flip side, it's a great write-off so I likely won't owe any taxes at the end of the year either.

A BIG BIG S/O to my guy . Brad approached me a year and a half ago and expressed interest in buying a , where he could live in one unit and rent out the others.

I told him, "I got you". One of my passion's is to help ppl so I was elated to walk him through a template that I created based on the properties that I have closed on. I am turning this template into an online course that's almost ready to go live.

One of his many qualities as a person is his humility. He followed my guidance and went above and beyond, to where now he is teaching me stuff.

He's going to start a home repair IG account and I will make sure to plug it when it's up and running.

It wasn't always easy but he showed perseverance and now he is a home owner with a tenant that pays majority of his mortgage.

I couldnt be happier for him. I am proud of you bro and looking forward to seeing your continued success in real estate.

I have been meaning to put this post out for a while because alot of friends have reached out to discuss the possibility of home ownership recently.

I "recommend" saving 10% but realistically you can buy a home with alot less.

I have never put down more than 10% to buy the properties that I own. It's very realistic to benefit from a grant/loan and seller credits to where you are putting down 5% or less.

Disclosure, these tips apply to owner occupant properties which can be 4 units or less.

I have been wanting to make this post for a while because a number of people reached out asking how much it costs to renovate a kitchen. For full disclosure, I didn't include the Project Management fees or labor costs.

The total cost was approximately $8,000.

My next post will be a list of all the things that I learned working with a contractor.

The contractor we are working with Demo'd 2 baths and 2 Kitchens within 1 day. I was really impressed.

Really looking forward to this project.

A couple of people have reached out and asked about my Airbnb business. There is definitely alot of interest around being a host. So I figured I would share this post summarizing my experience.

Keep in mind that the costs that I outlined are assuming a completely empty house.

I also wrote a 1 page document outlining all the strategies that improved my business.
