DC lost 100,500 jobs in one year, and federal jobs just hit a 30-year low. So where are local house hunters looking?

New Redfin data shows 35,500 DC-area users searched for homes in another metro last quarter, while 16,200 searched to move here. Ocean City, Philly, Miami and Virginia Beach topped the list. Swipe for the full breakdown.

📈 Median list price: $625K, up 2.5% from last year
🏡 Active listings: up nearly 20%
🤝 New contracts: down 19.5%
⏱️ Median days to contract: 36, six more than last year

Buyers: you have more options and more time than you’ve had in years.
Sellers: well-priced homes are still selling, but the market isn’t absorbing overpricing. Cancellations are up 48%.

One of the biggest myths I see from first-time buyers is this:

“I probably can’t buy yet.”

But that assumption is usually based on bad information.

A lot of people think they need a massive down payment, perfect credit, or years more of saving before they can even start looking.

Then we actually look at the numbers, connect them with the right lender, and realize they may be a lot closer than they thought.

That is why the first step matters so much. It replaces fear, guessing, and random internet advice with real answers.
