The Northern Virginia market (buyers) need more houses to choose from. The absorption rate lingers from 1.12 - 1.53 months supply. Meaning - it's leaning toward sellers in May 2026.

BUYER ADVICE - bid on homes that have lingered on the market for more than 30 days! The sellers are about to drop their price and may be willing to provide you with a seller credit for closing.

SELLER ADVICE - Be assertive - BUT NOT GREEDY - on your pricing strategy. Get your house in the best condition possible, and price accordingly.
