To all my current and future Buyer's

As of August 17th, 2024 ( some areas as early as August,13th)

Buyers will be required to sign a Buyer Representation Agreement BEFORE you can preview any property.

This applies to all buyer's working with Realtors( NAR Membership) and in order to be part of most MLS systems, agents are required to be Members of NAR.(I can explain further if you have questions.

Here is the directive from NAR regarding this new Guideline

On August 17, 2024, or earlier depending on your MLS, the practice changes required by the NAR settlement will go into effect.
One of those practice changes is that all MLS participants working with a buyer must enter into a written agreement before the buyer tours any home.

1. Are buyer representation agreements required?

Not currently, but they will be required beginning August 17, 2024, or earlier depending on your MLS,
when all MLS participants who are “working with a buyer” must enter into a written agreement with the buyer before the buyer tours any home. This is required by the terms of the NAR settlement.

There are many more aspect to this, however this essentially will help you understand why I am now required to have my buyer's sign a Buyer Representation form.

Reach out any time for clarification.

Thank you,

CONCESSIONS. ( What does that mean in Real Estate Terms)

I think this is a good description regarding REAL ESTATE CONCESSIONS for the state of Ma..

What is a Seller Concession in Real Estate?

In the real estate market, seller concessions refer to agreements between the seller and buyer where the seller agrees to pay a portion of the buyer’s closing costs or other fees associated with the transaction.

These concessions can help alleviate the financial burden on the buyer and make the purchase more affordable. Seller credits are typical in the Massachusetts real estate market, primarily in buyer’s markets. They can be found in various transactions, including home purchases and refinancing.

The concept of seller assistance is rooted in the idea of negotiation. When a property is offered, the buyer and seller negotiate to agree on the transaction terms. These negotiations may involve price, common contingencies, and other factors. A seller’s assist is one aspect of these negotiations, allowing the owner to offer financial assistance by covering some of the buyer’s expenses.

Seller concessions can be particularly beneficial for buyers who may have limited funds for upfront costs. By agreeing to pay some or all of the buyer’s closing costs, the seller effectively reduces the money the buyer needs to bring to the closing table.

This can make homeownership more accessible and affordable for Massachusetts home buyers who may not have otherwise been able to cover these costs.

Reduce the buyer’s upfront expenses.
Make homeownership more accessible.
Attract potential buyers.
Negotiated during the transaction process.

It’s important to note that seller concessions are not limited to covering closing costs. Depending on the agreement reached during negotiations, seller assistance can also include other expenses such as prepaid taxes, home warranty plans, or even repairs or upgrades to the property. The terms and scope of seller concessions can vary from one transaction to another and are typically outlined in the purchase agreement.

Question to consider.

How is it that the unemployment rate has risen and the number of hires in the job report has doubled more than what was expected?

One would think that if rate of hires increases then unemployment numbers would decrease.

Open for discussion.

Interesting article on ANSI appraisals standards and specifications.

Thank you to NAR Magazine for this article.

What are your thoughts?

Fannie Mae’s adoption of the ANSI standard for measuring the area of a home is creating questions, inconsistencies.
