Every new beginning
Comes from some other beginning’s end.

When I shucked the hospitality business 22 years ago, I did so without much of a plan.

I’d always figured I’d master the business at an early age, move somewhere warm, grow a ponytail, live on the beach…and once a week wander out to the mailbox to collect a check.

Life had a different script.

What I found instead was commercial real estate—and, fortunately, a career that fit me remarkably well.

For me, it’s about more than legal descriptions, tax prorations, market values and getting deals done. It’s about helping people solve problems and make good decisions. In that respect, it’s not so different from hospitality.

And after 22 years, I’m still learning.

I recently earned another commercial real estate designation: Commercial Leasing Advisor. Not because I needed the continuing education—I finished my 2026 requirements in January—but because I’m still curious, still improving and still looking for ways to be better at what I do.

Apparently, the beach and ponytail will have to wait.

In the meantime, let me put that knowledge and experience to work for you.

Here be dragons.

When ancient mapmakers reached the edge of the map, and beyond the edge was uncharted territory, they would add illustrations of dragons, sea monsters, and other creatures where potential dangers were thought to exist.

So it is with commercial real estate right now. Uncharted territory. What does recovery look like? Interest rates and inflation are impacting operating expenses. Now is not the time to sail to the edge, and into uncharted waters, with your investment property and funds, without professional guidance.

“In business, you don’t get what you deserve, you get what you negotiate.”

Now available…the Q2.2026 J-REPORT, a quarterly review of commercial real estate conditions in Cass and Clay counties.

As a commercial real estate professional working in this market every day, one of the questions I’m asked most often is simple: “How is the market?”

The answer in Q2 2026 is increasingly nuanced.

The Fargo-Moorhead economy remains fundamentally healthy, but conditions within the commercial real estate market are becoming more uneven. Performance varies considerably by property type—and, increasingly, by the individual property.

During the second quarter:

• Office experienced the most significant shift, with changing vacancy, tenant demand, and leasing conditions creating both challenges and opportunities.

• Retail remains the tightest commercial property sector, supported by relatively limited available inventory.

• Industrial is undergoing a meaningful adjustment, as supply and demand move toward a different balance.

More broadly, my professional opinion is that negotiating leverage is becoming increasingly property-specific—and, in many cases, building-specific. Broad statements about whether we are in a “landlord’s market” or a “tenant’s market” are becoming less useful. The quality of the property, location, vacancy, ownership objectives, tenant strength, lease term, and timing can materially change the negotiating position.

Fargo-Moorhead remains a fundamentally sound commercial real estate market. But it is no longer a market where rising demand automatically benefits every property. Owners need to compete, tenants need to understand where leverage exists, and both sides benefit from knowing the market before sitting down at the negotiating table.

Continuing education is a requirement in many professions. It keeps practitioners current with industry changes, reinforces professional standards, and ultimately benefits the people they serve. Commercial real estate is no exception.

As a North Dakota licensed real estate agent, I am required to complete 12 hours of continuing education each year. Like many deadlines, some wait until the end of the year to finish. I prefer a different approach.

I completed my required 2026 education by January 15—nearly a full year ahead of the deadline.

To me, there are few professional investments more important than continually learning, sharpening my skills, and expanding my knowledge. The better informed I am, the better I can advise, represent, and advocate for my clients.

That commitment to lifelong learning is why I recently earned another professional designation through additional voluntary coursework, completed at my own expense.

Why? Because I enjoy the challenge. Because our industry is constantly evolving. And because my clients deserve someone who is committed to staying at the top of their profession.
