Building isn't buying. The financing works differently, and the questions you ask up front decide how smooth the next nine months go.

Here's what I tell buyers looking at new construction in West Fargo, Horace and Casselton before they sign anything.

Ask how the money gets released. Construction financing often pays out in stages as work gets completed, not all at once. Know who inspects and who signs off.

Ask what happens to your rate if the build runs long. Weather moves timelines here. Find out how long your rate can be protected and what an extension involves.

Ask what you're paying during the build. Some programs have you paying interest on what's been drawn while you're still paying rent somewhere else. Budget for both.

Ask what happens at the end. Some loans convert to permanent financing and some require a second closing. Those are very different experiences.
