Well into that time of year again.
1. We do a 5 year forecast but things can change. A sump pump is considered old at 3.
2. Never unplug your sump pump. You’re not saving money compared to a sump failure. They can run in the winter.
3. After your furnace the sump pump is the important device in your house.
4. Buy an extra sump pump and leave it on the side. Y’all probably need one at 2am and all you need is a standard screwdriver and 5 minutes to replace it.
5. In a twin home? Be friends with your neighbor but never trust that their sump is working.
6. Get a battery backup.
7. Get your gutter extensions down and extended.
8. Hitting or knocking the float on the pump to work is temporary. Get a new one asap.
9. Seen this. Switching valves don’t listen to the city. Wait for warmer weather.

Shortest inspection of the year. Girders and joists damaged, exposed electrical hanging from the ceiling, and to top it off the basement floor had standing water from plumbing leaks. First time I asked a client to leave the basement for safety reasons. Last thing I want is to have a client get electrocuted.

Usually don’t go on snowy/icy roofs, but I had a plan to get at this attic access. 2 ladders and a rope to rig a sorta grabbling hook.

Guess what’s around the corner? Winter and winter home owner concerns. The following are the main concerns.
1. Remove all hoses from the exterior faucets. If these freeze it can cause major water damage to the home.
2. The picture with the two PVC vents are for your furnace. It may be a unit with only one vent pipe. Keep snow cleared from this area. If you have a high efficiency gas water heater find that vent and clear it. If not cleared the furnace or water heater will shut diwn. 3. The other picture is your gas meter. The upper left item is the gas meter vent. Clear ice and snow from anything that looks like that. This is a safety concern.
