Our life as a new family has begun ❤️

Hans Arthur Schmitt was born Saturday, February 4th, at 4:52am. Thankfully mom and Hans are doing great! We are so very grateful, excited, nervous… all the things. God only knows what the future holds, and that’s the beauty of it… we absolutely cannot wait for all the adventures to come 😊

A huge thank you to all of our family and friends that have helped and supported us through this journey so far. Also, a huge thank you to all the doctors, nurses, and staff at Essentia Health for taking such great care of mom and Hans, and making us all feel so comfortable throughout 💙

New 30,000 square ft gym coming to 13th Ave in Fargo 💪🏼

Since its closure in 2018, the former Toys R Us building at 4603 13th Ave. S. in Fargo has sat empty. That will soon change, however, as a new business is set to open at the location this winter.

Funding proposal to bring community center to downtown Moorhead to be voted on this November.

The proposal includes a local half-cent sales tax that would generate an estimated $1.6 million for the next 22 years.

Local leaders estimate it would cost locals an average of $2/month.

The community center would include a library, walking track, indoor playground, coffee shop, a potential podcast room and more!

It should be also be noted that the current library built in the 60s has a “red” rating with the city, which means it is passed due on many large updates.

Task force for the new library and community center presented Vote YES56560 to Moorhead City Council on Monday, Aug. 22, and included photo renderings of the new community center and library in Moorhead

Inventory, or the number of homes currently for sale on the market, is rising. This is a good sign for buyers looking to purchase a home, and for the overall health of the real estate market.

Because of this, there seems to be some uncertainty in the market for what will happen with home prices moving forward after this prolonged period of high appreciation.

That seems to be the million dollar question, as always.

Two factors to consider: 1) There is a true shortage in the number of homes available. (see graph) 2) The largest demographic of people ever are starting to make their first home purchases.

Even with higher interest rates, demand is still very high.

Did you know that the US has been building a lower number of homes for 14 years?

Great opportunity to step into a fully rented, cash flowing 5 plex. The property location is a true winner as it sits within walking distance of the heart of downtown Fargo, Island Park, and the local YMCA. Amazingly enough it still provides a quiet and private neighborhood appreciated by all 🙌

When my partners and I purchased the property two years ago, it was generating $800/mo in income. Now it is generating $2,800/mo, and our current tenants love the place. There was a lot of time and money that went into that growth, but it has created a win-win scenario for a multitude of people. That trend will continue with the new buyers 💪
