July closed sales rose 5.3% to 4,907 across the New York Metro Area, and the median sales price set a fresh record at $745,000. Homes are moving fast — single-family properties sold in a median of 40 days and fetched more than their original asking price.

Our CEO Richard Haggerty sees a market with plenty of buyer energy, held in check mainly by how few homes are available to buy.

Across the New York Metro Area, closed sales rose 5.3% to 4,907, and the median sales price hit a record $745,000 — up 6.4% year-over-year. Single-family homes led the way, selling in a median of just 40 days.

With only 4.1 months of supply, it's still a seller's market heading into late summer.

We asked our REALTORS® to sharpen their pencils for the Back-to-School selling season. At the Long Island Board of REALTORS, Inc. Melville office, they attended a presentation by NAR's Matt Christopherson, "What's Trending in Real Estate." They walked away with straight As and were eager to learn more.

When asked about the outlook for this season, Broker Gina Bettenhauser said, "As the market transitions into fall, inventory typically declines as many sellers who hoped to move before the school year have already listed, sold their homes, or will possibly wait until late winter or early spring. While there may be homes available, serious buyers remain active, creating an opportunity for well-positioned sellers to stand out with less competition.”

Broker Deb Chiappetta said, "Summer may be winding down, but the real estate market is entering one of its most intentional seasons. We are here to help buyers and sellers prepare with smart strategies, thoughtful planning, and step-by-step guidance."
