Animal Damage:
For vermin or animal related assessments, it is helpful to look for indications of the type of animal that likely damaged the materials. There may be signs of raccoon f***s or possibly patterns in the scratch marks. Document all observations. This is helpful to determine the likely size/type of animal causing the damage. The difference in the type of animal may determine coverage. It is important to give as much information as possible based on observations during the inspection, but remember we cannot determine the exact type of animal that caused the damage unless they are observed in action.

Sheathing Condition:
Sheathing/decking conditions are best observed after the roof is removed, prior to placement of new shingles. Sometimes interior access (when available) can be helpful. However, GRIP inspections are exterior only. During our inspections it is important to document any visible issues or feelings underfoot. Often times the sheathing can be assessed by walking all areas of the roof and noting any softness or deflection of the decking.

Zinc Strips: Prevent Algae Growth
Black streaking or shading on roofing shingles is typical of algae growth. The difference in shingle color is more clearly seen when viewed near a dormer or flashed area. The lead flashing sheds chemicals that naturally kill/remove the presence of visible algae growth. There are companies that sell strips of metal which can be installed at the ridge to prevent this condition from occurring on the roof. This is only cosmetic in nature it does not affect the performance of the shingles and should not be a concern for the proper functioning of a roof system.

Vertical Cracking:
Vertical cracking observed on shingles is not consistent with wind related damage. This is typical of thermal expansion and contraction over time. This can either be where the shingles on adjacent courses are causing thermal stress to the materials, or due to plywood related issues. If the plywood is the source of the problem, it will often appear in patterns consistent with plywood installation. You will see offset lines popping up with 4 ft x 8 ft separations (same size as standard plywood).

Possible Mechanical Damage:
During an inspection you may come across similarly damaged shingles throughout a section or entire slope. Damages observed only on the corners of shingles, tiles or slates are typically consistent with mechanical damage. This could be caused by poor material handling during shipping or installation.

Document All Observations
Everything you see on the roof should be documented and photographed. Damage either from age/wear, storm/wind, or workmanship related issues should always be documented and photographed for visual reference. There may be subjectivity over the cause of the observed damages. Having clear, complete photos of all damage will help allow for conversations about cause, without the need to go back to the site to obtain evidence/photos.
