So excited that this beauty sold so quickly.
We had 30 families come through
2 open houses 🏠
4 offers and accepted one that Monday.
Yes, Houses are still selling quickly.

But here are 4 things that will make a house NOT sell.
1. If it’s dirty. I always council my sellers to make sure the home is spotless. I know that you’re a great housekeeper, but having a professional come in and clean the parts that you don’t see, Especially the window seals where dust dirt collect from rain and weather can make a big difference. When I show a house that I’m listing, there has never been a time that I didn’t have at least one person say. Wow this house is so clean.

2. Declutter. People don’t want to see your junk and if they do, they can’t imagine a beautiful home that they’d like to live in. Take everything off the counters and pack it you’re moving. 🤷🏻‍♀️ if you plan on still using it, just put it away. Make three piles. One for keeping 👠 one for donating 👙 and one for tossing 🎩. This makes moving easier. After all, who wants to move things you’ll never use or things you should put in the trash. I’ve seen pictures on the MLS of those who didn’t declutter, or even make a bed. It turns buyers off.

3. Outdated homes. The HGTV era has ended. The ones that watch it are not the ones that want to move into first time homebuyer homes. They don’t want to have to fix it up, and they’re not knocking out walls. They can’t see the past the paint that you’ve chosen. Painting it a neutral color, switching outdated fixtures, and putting updated pulls on cabinets will make the house look fresh and updated. They may see that it needs to be updated a little bit, but this takes edge off of it and it won’t cost you a lot.

Friday and Saturday open house with over 30 couples coming through. We had 5 offers come in by Monday and 1 accepted by Tuesday.

This one hits my heart in a good way. Did you ever meet someone and right away you knew you'd be friends?
The kind where every time you or they say something you say.... me too!!
That's this homeowner.
We met as I was walking the neighborhood inviting the neighbors to my open house on that block.
She was VERY pregnant and walking her pup.
I asked if she lived on that block and she shared that they wanted to move as well, but are very picky. TBH, I don't blame them. Your home purchase is one of the largest purchases most people will ever make.

After baby "L" was born we went to work to find their dream home.
They would go see a house and apologize for it not being the right one.
Or I tell them, no, this isn't the one because you need xyz. It's great when you connect on a level that is well beyond professional. You "get" them.
Here we are 1.5 years and a 1 year old and their home is on the market.

This was the first home she bought out of college, so it is a sensitive move. But we are still celebrating.

If you are looking for a well-loved and updated by an HGTV lover. IYKYK, this is a great starter home in Livonia.
