New listings hit a four-year high
For those keeping an eye on the housing market, here’s a notable development: new listings across the US have climbed 8%, marking the highest level since August 2022. Active listings are approaching a more balanced market, which is encouraging for both buyers and sellers. However, it’s important to recognize that pending sales have reached a low point, and mortgage rates remain at 6.66%, continuing to challenge affordability—even as the median home price has nudged up by 2.2%. As someone who guides clients through every phase of buying, selling, or investing in Southeast Michigan, I know how these national shifts can impact local opportunities and strategies. Staying informed empowers you to move forward with confidence, no matter where you are in your real estate journey.

The Housing Market Is Getting More Negotiable | Ready to buy or sell in Southeast Michigan? 🏡 Contact Alicia McMiller, REALTOR® at 248-636-5675.
Lately, I’ve been seeing a shift in our Southeast Michigan housing market—inventory is picking up in several communities, giving buyers more choices and less pressure to make snap decisions. If you’ve been searching for a home, this means you now have more room to compare listings, weigh your options, and negotiate, especially on properties that have lingered on the market or started out priced above what buyers are willing to pay right now. Sellers, on the other hand, are responding by adjusting prices, offering repairs, and making concessions to attract serious buyers. As someone who guides buyers and sellers through every stage of the process, I always emphasize the importance of realistic pricing and strong terms. Whether you’re buying, selling, or investing, careful comparison and thoughtful negotiation are key as the market evolves. My goal is to help you make informed, confident decisions—no matter how the winds shift.

What Smaller U.S. Homes Could Mean for Buyers | Ready to buy or sell in Southeast Michigan? 🏡 Contact Alicia McMiller, REALTOR® at 248-636-5675.
In recent years, we’ve seen a noticeable shift in new single-family home trends across the U.S.—something I’m tracking closely for clients here in Southeast Michigan. Over the past decade, the average size of newly sold homes has decreased from 2,700 to 2,400 square feet, while the price per square foot has jumped by about 72%. By 2025, one in four new single-family homes sold measured under 1,800 square feet (up from about one in six ten years ago), while the share of homes at 3,000 square feet or larger fell from nearly one in three to just one in five. Builders are adapting to rising land, labor, and material costs by offering more compact home designs, keeping overall prices more manageable—even as mortgage rates hover between 6% and 7%.

For budget-conscious buyers and first-timers, these smaller homes can mean lower down payments and more affordable monthly costs, even if the price per square foot remains high. If you’re weighing your options or considering how these trends might affect your next move in our Southeast Michigan market, know that my role is to guide you through the details and help you make confident, informed choices every step of the way.

Here's how much a house could cost in 2030 — and how to start saving for it
Thinking about owning a home in the next few years? Projections suggest the median U.S. home price could reach $382,000 by 2030. As someone deeply committed to guiding buyers and investors throughout Southeast Michigan, I know how important it is to understand not only the market trends—like shifting prices, interest rates, and wage growth—but also how to plan for them. Saving early for a down payment, whether through investments or high-yield savings accounts, can make a real difference when it’s time to make your move. My approach centers on market education and strategic planning, so you feel confident navigating your real estate journey—no matter what the future holds.

Fed Raises Key Rate to 3.75%-4% | Ready to buy or sell in Southeast Michigan? 🏡 Contact Alicia McMiller, REALTOR® at 248-636-5675.
The Federal Reserve has just increased its key interest rate by 0.25%, bringing it to 3.75%-4%. This is the first rate hike since July 2023, reflecting ongoing concerns about inflation remaining above the Fed’s 2% target. As someone who guides clients through the many facets of Southeast Michigan’s real estate market, I keep a close eye on these economic shifts—they often influence everything from mortgage rates to buyer confidence. With another potential rate hike signaled for later this year, it’s important for both current homeowners and those considering a move to stay informed about how these changes might impact their plans. The Fed’s next meeting is set for October 27-28, 2026, when officials will reevaluate inflation and broader economic conditions. My goal is always to help you make decisions rooted in knowledge, so you can move forward with confidence, whatever the market brings.

Buy and Sell a Home Simultaneously: Strategies for Success
Navigating the process of buying and selling a home at the same time can feel daunting—especially for families or anyone facing a major life change. I often help clients in Southeast Michigan weigh the realities: selling first lets you know exactly what you can spend, but you might need temporary housing in between moves. Buying first allows for a more relaxed search, but you could end up juggling two mortgages. Contingent offers offer some protection, though they can sometimes make sellers pause. In my experience, thoughtful planning and a willingness to stay flexible are key to creating a smooth transition. My goal is always to help you feel informed and supported every step of the way, so you can move forward with confidence, whether you’re upsizing, downsizing, or simply ready for a new chapter.

What Buyers and Sellers Should Expect to Pay at Closing
Navigating closing costs is a key part of any real estate transaction, whether you’re buying or selling a home here in Southeast Michigan. At the closing table, buyers and sellers each have their own set of expenses—think commissions, title insurance, taxes, fees, inspections, and prepaid items. Some of these costs are negotiable, while others, like taxes, are set in stone. My role is to help you understand which expenses you’ll be responsible for, where there might be room for negotiation, and how each piece fits into the bigger picture of your move. Whether you’re a first-time buyer, moving up, downsizing, or investing, I’m here to ensure you have the information you need to make confident, informed decisions from start to finish.

Buyers Gain Unique Opportunities Amid Growing Inventory
With more homes coming onto the market and inventory levels rising, buyers are finding themselves in a stronger negotiating position—something we haven’t seen in some time. Pending home sales across the U.S. have dipped to a six-month low, and while the median home price has edged up 1.9% to $400,649, higher mortgage rates continue to push monthly payments upward. In some areas, we’re even seeing price drops and increased seller concessions. As a Southeast Michigan Realtor, I’ve always believed that market shifts offer unique opportunities for both buyers and sellers. My focus is on making sure my clients understand these trends, so you can make informed decisions that truly protect your interests—whether you’re searching for your next home, downsizing, or considering an investment property. Navigating changing conditions takes strategic guidance and a responsive approach, and I’m here to support you every step of the way.

More Homes Hit the Market as Demand Cools | Ready to buy or sell in Southeast Michigan? 🏡 Contact Alicia McMiller, REALTOR® at 248-636-5675.
We're seeing a subtle but notable shift in the housing market: in the four weeks ending August 23, new US listings inched up by 0.4% week-over-week, and total homes for sale grew by 0.5%, marking the highest inventory since early Q2. Yet, pending home sales dipped 1.1% weekly, now at a six-month low. With high housing costs and mortgage rates hovering near 7%—the highest in over a year—even as median sale prices climbed 1.9% year-over-year to above $400K, many buyers are holding back.

For those still actively searching, these conditions offer more leverage—more homes to choose from and increased negotiating power for price adjustments or concessions, especially with properties that have been on the market several weeks. Sellers who price realistically, rather than chasing last year’s numbers, are finding better success in today’s climate. My role as your Realtor is to guide you through these changing dynamics with honest, informed insight—so you can make decisions that truly serve your goals, whether you’re buying, selling, or investing. In Southeast Michigan, having a strong advocate means you’re better positioned to navigate this evolving market with clarity and confidence.

Why Buyers and Sellers Are Stuck | Ready to buy or sell in Southeast Michigan? 🏡 Contact Alicia McMiller, REALTOR® at 248-636-5675.
Navigating today's Southeast Michigan real estate market can feel like a standstill for many. With higher mortgage rates, monthly payments often seem out of reach, and more buyers are choosing to pause their search. I’m noticing pending sales losing momentum—many clients are house hunting, but fewer are ready to make offers. On the other side, homeowners with lower-rate mortgages are understandably hesitant to list, preferring to hold onto their existing payments. This creates a unique market tension: buyers are waiting for better affordability, while sellers don’t want to give up their favorable loans. As someone who guides both buyers and sellers through these shifting dynamics, I know how important it is to stay informed and have the right strategy in place. Whether you’re considering your next move or just keeping an eye on the market, I’m here to help you make sense of these changes so you can move forward with confidence.
