*February Housing Market Report*

Buyer and seller activity slowed in the face of higher mortgage rates and economic uncertainty. New listings fell 7.2% as many homeowners held onto lower rates. Pending sales dropped 7.9%, marking the second consecutive month of declines.

Affordability remains a key concern along with undersupply. Even with recent inventory gains, the state needs an additional 16,000 listings to reach a balanced market. The median price rose 4.9% to $343,000. But today's buyers are more focused on their monthly payments than on home prices. Mortgage rates remain high but have softened recently. Lower rates could help reduce monthly payments despite higher prices.

“As rates come down, competition should heat up, creating new opportunities for buyers,” said Patti Jo Fitzpatrick, President of MNR. “Working with a local Realtor® will put buyers in the best position to make their best offer on a home this spring.”
