City of Farmington confirms Academy Sports and Burlington will be retailers in the new Farmington Crossings Open-Air Shopping Center, with plans to include additional dining options and another larger retailer, rumored to be Target, still being finalized.

SimonCRE Closes on Loan for "Farmington Crossings" Open-Air

SCOTTSDALE, ARIZ. (March 24, 2026) – SimonCRE, a leading national commercial real estate development and acquisition firm, has closed on the purchase of 28.16 acres of land and subsequently secured its construction loan for Farmington Crossings, a
316,064-square-foot open-air strategic powerhouse that will serve one of the Midwest's most dynamic "hidden giants". Located strategically at the intersection of Highway 67
and Woodlawn Drive in Farmington, MO, the development is positioned to capture a trade area that functions as a self-contained metropolitan economy, defying the
expectations set by traditional municipal census data.

While Farmington may appear modest on the surface, rigorous economic analysis reveals a "Micropolitan Powerhouse" with a retail gravity model that draws from a massive trade area that serves over 180,000 residents. This reach is facilitated by the
site’s location along U.S. Route 67, the "Retail Spine" of the region, which sees traffic volumes approaching 27,000 vehicles per day. The strength of this corridor has been validated by the recent entry of highly selective national brands, most notably the

bring to Farmington, ranging from 22,000 to 24,000 square feet each, alongside multiple dining options, including sit-down restaurants. The developer shared that at the time of
closing, the center is 68% pre-leased, with a mix of national credit tenants that will be solid additions to the community.
