This is an example of what is going on in the Utah housing market right now:

Due to the housing shortage and the skyrocketing home prices, person sells their home for a $125K profit. Person uses profit as a down payment for a more expensive, larger, newer home. Thanks to interest rates being at record lows, the monthly mortgage payment for the new home is a less than the mortgage for the older home.
