there’s just something so special about wrapping up a chapter and celebrating such a huge milestone. 🏡✨

This one hit a little different. I had the honor of helping a 19-year-old become a homeowner… yes, 19! In a time where the average first time homebuyer age is 40 years old, moments like this feel even more meaningful.

Watching someone start building their future this early is something I’ll never take for granted. So excited for what’s ahead for them! 💙

A question I get asked most during a listing is about home value and what destroys the value of a home.

1. Ignoring Basic Maintenance-Buyers assume neglected maintenance = bigger hidden problems.
2. Overly Personalized or Extreme Renovations-What feels custom can feel costly to reverse.
3. DIY Work Done Poorly-In many markets (including NM), unpermitted work can delay or kill a deal.
4. Removing Bedrooms or Bathrooms- Bedroom count directly affects appraisals.
5. Neglecting Curb Appeal-Buyers decide emotionally in the first 30 seconds.
6. Smoke or Pet Damage- Buyers notice smells and damage like this immediately.
7. Clutter & Poor Presentation When Selling-Presentation impacts offers more than most people realize.
