When you apply for a mortgage, lenders look at four things before saying "yes." Here's what I walk every buyer through before we start touring homes:

💳 Credit: Your track record with money. The stronger it is, the better the loan terms you'll qualify for.

💰 Capacity: Can your budget comfortably handle this loan? Lenders weigh your income against your debts to make sure the numbers work for your real life, not just on paper.

🏠 Collateral: The home itself. It must appraise well and hold its value, because I want it to be a smart investment for you, too.

📑 Capital: Your down payment and where it's coming from. It shows lenders (and me) that you're financially ready for this next step.

These four factors shape your loan terms and your buying power — but you don't have to sort through them alone. I work together with our in-house mortgage team to get you a clear picture of what you qualify for before we even start looking.
